Where You’ll Add Value
As a Maintenance Technician at Morguard, you’ll contribute to meaningful work in a supportive, team-oriented environment. Reporting to Supervisor, Operations, you will be performing daily routine maintenance activities and tenant services to ensure that the property and its grounds are kept in exceptional condition and are presented favourably to the tenants and visitors.
How You’ll Make a Difference
1. Building Maintenance
Performs repairs and installations pertaining to non-structural and non-vital systems of the property (incl. plumbing, common area lighting (without interfering with the integrity of the electrical system), touch up painting, asphalt patching, installation and repair of ceramic tiles, replacement of ceiling tiles and carpeting, interior and exterior plastering, dry-walling, minor carpentry, common area door repairs, installation and maintenance of directional signage); keeps all maintenance repair logs for the property to ensure uninterrupted operation of non-vital building systems.
2. Building Inspections
Assists with routine inspections and preventative maintenance, where required, of non-vital building systems and elements of building envelop and reports on issues as they arise; may routinely perform roof maintenance, drain and leak inspections; complies with all Health and Safety, Risk Management and environmental policies and procedures as they relate to the property; may assist with preventative maintenance of site vehicles and other motorized equipment to ensure uninterrupted operation of non-vital building systems; responsible for log keeping related to building general as well as life and safety systems.
3. Exterior Maintenance
Supervises, oversees and performs, where required, various ground-keeping activities such as exterior and parking lot upkeep, grounds cleaning and landscaping, where required, flower planters assembly and repairs, lawn mowing, sprinkler system operation and service, garbage pickup, snow removal etc. to ensure that the property’s grounds are presentable and to not pose a hazardous threat to the tenants, building visitors and general public.
4. Tenant Services
Responds to tenant requests for major services of their premises or common areas as escalated by general maintenance.
5. Equipment Maintenance
Assists Building Operators with routine, scheduled maintenance of major building systems.

The Expertise You’ll Bring
Qualifications Required
Minimum 5 years of relevant experience in construction, plumbing or electrical fields
Enrollment in class 5 Operators course or equivalent apprenticeship programs.
Core Competencies (if this needs to be changed for specific job)
Excellent organizational skills.
Good problem-solving skills.
Client service skills.
Ability to prioritize.
Neat and tidy appearance of person and uniform.
Preferred Qualifications and Experience (All things that considered assets here)
Prior exposure to Business Automation/Energy management Systems and other operating systems of a property is an asset.
Valid Driver’s License is an asset.
