Where You’ll Add Value
The Director, Property Management, Residential is responsible for ensuring consistent, high-quality execution of operational strategies across the residential portfolio. This role provides leadership, direction, and oversight to Regional/District Managers and on-site teams while ensuring that asset strategies are implemented effectively, consistently, and within approved operating budgets. The Director, Property Management is to motivate, mentor, manage and evaluate Regional Managers, District Managers, Property Managers, as well as their team’s performance.
The Director partners closely with Asset Management to translate asset-level strategies into operational execution. The Director, Property Management is accountable for implementation, leadership alignment, and operational discipline across apartment communities. This role emphasizes team development, portfolio-wide consistency, revenue management, financial accountability, and compassionate leadership.
How You’ll Make a Difference
Operational Consistency & Portfolio Standards
Monitor the team to ensure the physical and life safety operations of the building are maintained through frequent site visits, inspections and audits.
Uphold company standards related to quality control, customer service, and property operations
Ensure consistency in operational execution, service standards efficiencies, and performance expectations across all residential properties
Support and develop Tenant Retention initiatives aimed at reducing suite turnover and strengthening community engagement
Assist in Training the leasing team to market units for lease and communicate solutions to improve occupancy and ensure units are in ready condition to lease
Ensure properties are operated effectively and in alignment with approved budgets
Financial Oversight & Budget Accountability
Prepare annual property budgets and 3 years business plans with realistic goals to increase operating income while reducing expenses.
Monitor ongoing operations to ensure performance remains within approved operating budgets
Review operating results and ensure budget adherence through regular performance analysis
Oversee payables and receivables and review property-level invoice payments for accuracy and compliance
Providing direction to Regional/district Managers to Ensure consistent, accurate, and timely reporting across the portfolio
Analyze management reports and make recommendations to the VP to improve performance through energy efficiencies, personnel changes or other revenue enhancing initiatives.
Make informed recommendations to the Vice President of Asset Management to improve operational performance
Marketing & Property Performance
Oversee execution of marketing, advertising, and promotional initiatives at the property level
Ensure marketing efforts align with approved asset strategies and operational objectives
Monitor operational drivers impacting occupancy, resident retention, and service levels
Keep up with new technologies and new trends in the market place
Leadership, Culture & Team Development
Train, mentor, motivate, and develop Regional/District Managers and senior on-site staff across the portfolio
Provide coaching and leadership support to Regional/District Managers, including direct mentoring as required
Support hiring decisions aligned with organizational synergies and national programs
Maintain a visible, hands-on leadership presence with on-site teams
Asset Management Partnership
Work alongside Asset Management to support long-term asset performance and repositioning strategies
Execute the principle that Asset Management establishes strategy while Property Management executes strategy
Provide operational input on tax appeals, negotiations, and performance initiatives as requested
Assist with due diligence related to acquisitions, dispositions, and asset transitions
Support national initiatives related to property management operations
The Expertise You’ll Bring
Post-secondary education in property management, business, management, finance, or a related field preferred
Professional designation (ARM, CAPS, CPM, etc.) is an asset
10+ years of multi-site residential property management leadership experience
Proven ability to lead, mentor, and develop senior property management professionals
Strong financial acumen with experience in budgeting, variance analysis, and operational controls
Computer literacy and expertise in Excel, Yardi 7S, financial statements, amenity-based pricing, Rent Café and Rentmax is a must
Familiar with applicable federal, provincial, and municipal human rights, residential tenancy, and housing legislation.
Comprehensive knowledge of residential property operations and regulatory requirements
Exceptional verbal and written communication skills
High level of professionalism, integrity, and emotional intelligence
Ability to travel regularly within Canada by car and air is required
