Where You’ll Add Value
The Regional Manager is accountable to the Regional General Manager, Senior District Manager or Vice President, Operations to ensure successful management and operations of multiple residential portfolios, both owned by Morguard and/or third party managed to ensure adherence to budgets, while promoting and preserving positive resident relations
How You’ll Make a Difference
1. Supervision of Accounting and Property Financials
Processes and approves all invoices as well as reviews monthly and quarterly variance and financial statements with building managers ensuring expenses are within approved budget guidelines; monitors various property contracts and accounts receivable and collection activities, attending tribunal hearings when necessary.
2. Budgeting and Reforecasting
Prepare expenditure forecasts as well as annual operating and capital budgets of the residential properties for approval, presents and monitors approved budget with Building Managers.
3. Oversight of Marketing and Leasing
Oversees marketing and leasing functions (including vacancy rates, approving leases, market surveys, traffic reports, etc.) within the portfolio to achieve optimum occupancy rates.
4. Property Operations, Inspections and Contracts
Oversee inspections of suites, building and property grounds noting of problems and/or potential risks; prepares, administers, tracks and maintains construction, tenant improvement and service contracts and related documentation and correspondence in addition to purchase orders, project approval requests and contract files and data; oversees technical services representatives, engineers and other contractors that perform work at the property, enforcing all health and safety issues.
5. Tenant and External Relations
Responds and resolves Tenant concerns (e.g. rent disputes, late payments and tenant complaints) following established policies and precedents in order to protect company interests and maintain positive Tenant relationships; attends after-hours industry related functions (e.g., meetings with local politicians, security, community association meetings, etc.) for networking and maintaining good working relationships.
6. Legal
Oversees various types of legal issues of residential properties (e.g., union contracts, insurance, leasing, accidents, defaults/arrears, etc.) to ensure compliance with laws and regulations as well as company policies and procedures with tenants and site staff; attends tribunal hearings when required.
7. Policies and Procedures
Develops and oversees the implementation of policies and procedures related to residential tenancy, collections and building logs, as well as enforces company policy and procedures to ensure effective and efficient operations and services.
8. Capital Projects and Development
Collaborates with Reporting Manager strategies for capital renovation expenditures; participate in tendering process to contractors for major capital projects to ensure that projects are completed on time and within specified budget and standards.
9. Management and Development of Staff
Is responsible for hiring, training, conducting annual performance reviews and managing all site staff.
Any other job-related duties and/or projects that may be assigned.
The Expertise You’ll Bring
Qualifications Required
• Minimum 8 years of residential property management experience
• Previous experience with operating budgets and re-forecasting processes
• Knowledge of WHMIS, OHS, workplace safety
• Intermediate knowledge of MS Office applications
• Must have a valid driver’s license and reliable vehicle.
• Strong working knowledge of Residential Tenancies Act.

• Previous exposure or practical experience with Yardi is an asset
• CPM designation would be an asset
