Where You’ll Add Value
The Project Manager, Construction is responsible for the end to end delivery of capital and construction projects across the Canadian Multi Residential portfolio. This role manages scope, schedule, budget, consultants, and contractors to ensure safe, compliant, and high quality execution of residential capital projects across assigned regions.
This position is residential‑specific and is not aligned with Office or Industrial project management roles.
How You’ll Make a Difference
1. Project Planning & Delivery
• Lead residential capital projects from initiation through close out
• Develop project scopes, schedules, budgets, and execution plans
• Manage multiple concurrent projects across geographically dispersed properties
2. Procurement & Contract Management
• Lead tendering, consultant selection, and contractor procurement
• Negotiate contracts, manage change orders, and control project costs
• Ensure adherence to corporate procurement and governance requirements
3. Construction Execution
• Direct consultants and contractors through construction and commissioning
• Monitor progress, quality, safety, and compliance with residential codes
• Coordinate closely with Property Operations in occupied residential buildings
4. Financial & Change Control
• Manage project budgets, forecasts, and cost to complete reporting
• Evaluate scope, schedule, and budget changes and recommend approvals
• Identify and mitigate construction and operational risks
5. Reporting & Stakeholder Management
• Provide regular reporting on project status, risks, and financial performance
• Act as the primary point of contact for internal stakeholders and operations
• Support continuous improvement of residential capital delivery practices
The Expertise You’ll Bring
Qualifications Required
• 5–7+ years of experience managing multi residential construction or capital projects
• Strong knowledge of residential building systems, life safety, and code compliance
• Proven ability to manage multiple projects, consultants, and contractors
• Strong financial, scheduling, and risk management skills
• PMP or equivalent designation considered an asset
