Where You’ll Add Value
Reporting to the Leasing Manager, the Floating Leasing Consultant role provides leasing and sales expertise to achieve occupancy targets throughout an assigned portfolio of properties. Thriving in a fast-paced, entrepreneurial environment, and possessing strong sales and negotiation skills, you are eager to take on new sales & customer service challenges and work collaboratively with others to achieve success.
In addition to direct leasing efforts, the Floating Leasing Consultant (on case-to-case basis) may be assigned to provide support to entry-level Leasing consultants within their assigned portfolio. This additional responsibility is provided selectively to add a leadership component to their role which is aimed at developing the skills of a high potential Floating Leasing Consultants for future advancement within the organization.
How You’ll Make a Difference
Achieves weekly/monthly sales and occupancy targets for an assigned portfolio of properties that may change as per the needs of the business
With guidance from the Leasing Manager, assists in supporting entry-level Leasing Consultants / team members
Diligently takes sales calls and emails, and performs follows up with qualified prospects, consistently overcoming objections, leading them through the sales process, and closing sales
Accurately completes all leasing administration tasks including updating leasing workflow for each prospect, processing applications, completing lease documents, and maintaining commission reports
Assists in maintaining Rent Ready reports for all assigned sites
Inspects vacant suites daily/weekly to ensure “Rent Ready” status is maintained
Maintains model suites ensuring all standards are consistently met
Participates in the development and execution of the leasing strategy for buildings in their portfolio
In conjunction with the Leasing Manager and other leasing team members, participates in conducting quarterly market surveys, including conducting mystery shop visits to competitors, providing recommendations to senior management
Schedules work week to efficiently meet the needs of the business, which may include performing activities on evenings and weekends
Coordinates and implements an active open-house program and other marketing initiatives as directed
When required, Floating Leasing Consultants will assist in other building administration tasks and other duties as directed from time to time
The Expertise You’ll Bring
Degree/diploma and/or an equivalent combination of education and/or experience focused in sales
2-3 years of direct experience in a sales and customer service environment
Displays a genuine desire to help prospects in finding a new home
Ability to take initiative and to work independently as well as on a team
Flexible and adaptable to constantly changing needs within the organization
Must have a valid driver’s license and vehicle available for employment use when traveling between properties within the assigned portfolio, and to occasional attend regional meetings
Strong computer skills including Microsoft Office (Excel, Word) and Yardi would be an asset

A professional demeanor with strong communication skills
Ability to speak other languages is considered an asset.

Preferred Qualifications and Experience (All things that considered assets here)
1 or more years of proven multi-residential leasing experience would be considered
High degree of leasing-related knowledge including Residential Tenancies Act rules and guidelines
