Where You’ll Add Value
The Project Manager, In-Suite is responsible for coordinating unit (apartment) renovations and turnover programs, including resourcing, project management, analysis and documentation across our portfolio of multi-residential buildings, to identify opportunities to capitalize on project synergies and to avoid project conflicts. The individual must recognize the high importance of communication, meeting deadlines and quality of construction set by the manager to ensure timely completion of projects.
How You’ll Make a Difference
1.Planning
With direction from Operations & In-Suite departments – define scope of work for each project.
Identify priorities, time limitations, budget & quality.
Obtain quotes and obtain approvals.
Maintain track analysis as required.
2.Implementation:
Establish and coordinate documented project/work schedules to ensure each project is delivered on time.
Provide regular status reports of project milestones and make adjustments to schedules as required.
Coordinate and ensure required projects are performed according to criteria.
Ensure the cost-effective management of all processes related to the projects including site access, on-floor raw material, work in process, and finished components.
Manage internal and external resources to achieve project objectives.
Maintain compliance of departmental operating procedures, including obtaining necessary approvals, managing change and reporting on cash flow requirements.
3.Evaluation:
Perform regular documented reviews, maintain daily progress reports and issue updates to affected parties.
Continuously improve cost reduction initiatives.
The Expertise You’ll Bring
Post-secondary education in Business, Engineering, Project Management, Architecture, Interior Design, Construction Management or a related discipline
3-5 years project management experience is required
Minimum 1 years’ experience in managing multi-residential or commercial projects is an asset
Proven track record in building and maintaining effective working relationships and credibility with both internal and external parties
Flexibility to travel within an assigned region, subject to change within business needs
Core Competencies
Superior organizational and time management skills in order to multi-task/prioritize and work under tight timelines and meet multiple deadlines
Strong analytical and critical thinking skills to provide valuable input to the corporate direction
Capability to utilize internal and external resources to achieve set objectives and/or complete projects
A professional demeanor, coupled with strong communication skills, both written and verbal
A demonstrated high degree of integrity, diplomacy, discretion and confidentiality
Ability to accurately listen, understand and respond appropriately.
Ability to work and act independently using good judgment when assessing difficult situations
Ability to remain calm and focused in high pressure situations
Self-motivated individual who is proactive, takes initiative, goal and results oriented
Flexible with a “can-do” and “no task is too big or too small” attitude
Excellent problem-solving capabilities
Ability to speak other languages is considered an asset
